Booking Terms

These Booking Terms and Conditions apply to all bookings made directly with Coombe Rise or through our trusted partner, Holiday Cottages. By making a booking, you agree to the following terms and conditions.

1. Your Contract

When you make a booking with Coombe Rise, you are entering into a contract with us. If you book via Holiday Cottages, your contract will be with both Coombe Rise and Holiday Cottages, and their terms will also apply: Holiday Cottages Booking Terms.

2. Booking and Payment
  • A deposit is required at the time of booking to secure your reservation. Full payment will be due according to the schedule set out at the time of booking (either through Coombe Rise or Holiday Cottages).
  • Failure to pay the balance by the due date may result in the cancellation of your booking.
3. Cancellations and Refunds
  • If you need to cancel your booking, please notify us as soon as possible.
  • Cancellations made within 6 weeks of the arrival date may result in the loss of any payments made unless we are able to re-let the property for the full period.
  • For cancellations made via Holiday Cottages, their specific cancellation terms will apply.
4. Changes to Your Booking
  • If you wish to amend your booking (e.g., change dates or the number of guests), we will do our best to accommodate your request. Amendments are subject to availability and may incur an additional charge.
  • Any amendments made through Holiday Cottages will be subject to their amendment policies.
5. Occupancy and Use of the Property
  • The maximum number of guests allowed at Coombe Rise is 10. Exceeding this limit without prior permission may result in additional charges or termination of your stay.
  • The property is to be used for holiday purposes only, and the lead guest must be over 18 years of age.
  • Pets are welcome at Coombe Rise, but only by prior agreement and subject to our pet policy.
6. Arrival and Departure Times
  • Check-in time is from 5:00 PM on the day of arrival.
  • Check-out time is by 10:00 AM on the day of departure. Late departures may incur additional charges unless agreed upon in advance.
7. Damage and Breakages
  • You are responsible for any damage or breakages that occur during your stay. Please report any incidents as soon as possible.
  • Coombe Rise reserves the right to charge for any necessary repairs or replacements.
8. Liability
  • Coombe Rise cannot accept responsibility for any personal injury, loss, or damage to your personal property during your stay, except where such loss or damage is caused by our negligence.
  • Use of the property, including amenities such as the hot tub and games room, is at your own risk.
9. Complaints
  • We strive to ensure that your stay at Coombe Rise is enjoyable. If you have any concerns during your stay, please contact us immediately so we can address them.
  • Complaints must be raised during your stay. Retrospective complaints will not be considered unless exceptional circumstances apply.
10. House Rules
  • Guests are expected to leave the property clean and tidy at the end of their stay.
  • Smoking is not permitted inside the property.
  • Please be respectful of neighbors and keep noise to a minimum, particularly in the evening.

12. Governing Law

These terms and conditions are governed by the laws of England and Wales. Any disputes arising from your booking will be subject to the jurisdiction of the courts in England and Wales.
